Where to Find a Hot Desk in Sydney Now That the Startup Hub Is Gone
Sydney hot desk options compared — The Commons, CoHouse Rosebery, Brand X and Greenhouse. Real day rates, locations, and who each one actually suits.

Short answer: Sydney's subsidised desk supply has thinned considerably since the Sydney Startup Hub was wound down and relocated to Tech Central. The practical replacements are The Commons for CBD flexibility at $50 a day, CoHouse Rosebery at $50 a day for a quieter south-side option, Greenhouse for climate-aligned founders, and Brand X for creative practitioners who need studio space rather than a desk.
This article is for Sydney founders and solo operators who need a desk for a day, not a twelve-month lease.
Key takeaways
The Startup Hub's York Street site closed early; services moved to Tech Central in Haymarket
Fishburners entered administration in May 2026 and was bought for brand and IP only
The Commons and CoHouse both land at $50/day — the difference is location and atmosphere
Greenhouse is membership-first, from $400/month, with day passes available
Brand X is creative project space, not coworking — useful, but a different thing

What actually happened to the Startup Hub
Worth getting the sequence right, because it explains why this has been hard.
The NSW government announced in 2024 that the Sydney Startup Hub on York Street, Wynyard, would relocate to Tech Central in Haymarket, breaking the lease three years early. A spokesperson for Minister Anoulack Chanthivong said the hub was "not commercially viable and not fit for purpose under the current model." Stone & Chalk was later named Tech Central's operator.
Then the aftershock. Fishburners — which had been at the York Street hub since 2018 — entered voluntary administration in early May 2026, with the board blaming failed efforts to resolve long-standing rental legacy debt at the Startup Hub. ASX-listed Scalare Partners acquired it on 2 June 2026, but bought the brand, programs, intellectual property and community assets only. No physical assets, no employees, no liabilities.
So the thing founders actually lost wasn't one building. It was a decade of cheap, community-dense desk supply, unwinding across two years.
The four worth knowing
The Commons — best for CBD flexibility
On-Demand membership runs $80 per month and includes two day passes for any Commons or sister-brand location during business hours. Extra day passes are $50 per day, bookable through their app. Meeting rooms are pay-as-you-go at member rates, and you can cancel anytime.
Sydney locations: 121 Castlereagh St, 32 York St, 388 George St and 39 Martin Place in the CBD, plus Chippendale (Meagher St) and Surry Hills (Crown St). Sister brand Forum operates in Double Bay.
Who it suits: Founders who need to be near clients in the CBD and want to move between locations rather than commit to one. The multi-site access is the real product.
CoHouse Studios, Rosebery — best for the south side
At 36 Morley Avenue in The Cannery, CoHouse runs 11 office suites, 20 open-plan desks, a meeting room, and a photography studio available for hire. Open 24/7.
Rates (ex GST): $50 per day, $150 per week, $550 per month. Dedicated desks are $150 per week with a preferred one-month minimum and a two-week deposit.
Getting there: Roughly 15 minutes' walk from Green Square station, with buses nearby. Street parking is available all day, plus free two-hour visitor parking close by — genuinely unusual for Sydney.
Accessibility: Full wheelchair access, accessible toilets and parking, wide doors, and a lift with Braille buttons.
Who it suits: Anyone south of the CBD who'd rather not commute into town, and particularly anyone who needs photography studio access in the same building.
Greenhouse — best for climate tech
Level 3 of Salesforce Tower at 180 George Street, spanning three levels, backed by $29 million in City of Sydney support. This is Australia's largest dedicated climate tech hub.
Membership: Community at $400/month gives flexible hot desking with 63 hours of credit, phone booths, member events and a registered business address. Community Plus at $600/month extends to business-hours access with up to 21 days included. Dedicated desks are $855/month with 24/7 access and end-of-trip facilities.
Day passes are bookable through their calendar, though the price isn't published — you'll need to ask.
Who it suits: Climate-aligned founders, where the co-location with investors and corporates is worth more than the desk. Not a casual drop-in option.
One caveat: Their site currently lists member counts of both 850 and 1,000, and names the mid-tier plan two different things. Confirm pricing directly before committing.
Brand X — for creative practitioners, with a caveat
Brand X has supported Sydney artists since 2005 and runs rehearsal studios, music suites, digital suites and meeting rooms, including at the East Sydney Community and Arts Centre. They also operate the City of Sydney Creative Studios.
The honest framing: This isn't hot desking. It's bookable creative project space — rehearsal rooms, studios, workshop spaces. If you need somewhere to develop work, rehearse, shoot or run a workshop, it's excellent and genuinely affordable. If you need a laptop desk and wifi for a Tuesday, it's the wrong tool.
How to choose
Need to be in the CBD and move around? The Commons. Based south and want 24/7 access plus a studio? CoHouse. Building something climate-related? Greenhouse, and treat it as a network buy. Making work rather than answering email? Brand X.
